a. Zoning Text Amendments – Request of DeKalb County for changes

to the text of Zoning Ordinance (Petition DC-22-15)

a. Ordinance #O2023-01 Map Amendment Request (Rezoning) by Terra Firma Equity Group, LLC to amend DeKalb County Ordinance 2022- 14, which established a Planned Development on property located at 13567 State Route 38, in Cortland Township. The amendment will alter the uses allowed by the Planned Development, and significantly change the proposed layout of the site. The subject property is composed of three parcels, totaling proximately 2.53-acres in area, and all zoned PD-I, Planned Development Industrial District. (Petition CO-22-18)

b. Ordinance #O2023-02 Special Use Request by Heliofidem Renewable Energy, LLC – Plote Somonauk 2 for the construction and operation of a 5-megawatt, 29.7- acre solar farm on a 157.19-acre property located on the southwest corner of Pine Road and Gov Beveridge Highway, Somonauk Township. The property is zoned A-1, Agricultural District, and already has a Special Use Permit for a 2 megawatt, 10.03-acre solar garden. (Petition SO-22-19)

c. Ordinance #O2023-03 Map Amendment Request (Rezoning) by Scott & Jessica Anderson for minor planned development to establish and operate an event venue on property located at 10256 Somonauk Road, in Squaw Grove Township, Hinckley Illinois. The subject property is approximately 10- acres in area, and zoned A-1, Agricultural District. (Petition SQ-22-20)

d. Ordinance #O2023-04 Special Use Request by Franklin Township Cemeteries to approve and expand the cemetery located on Irene Road, approximately 1,100 feet north of Quarry Road, in Franklin Township. The current cemetery is one-acre in area, and a legal nonconforming use. The expansion will consist of one acre of land, located immediately south of the current cemetery. The properties are both zoned A-1, Agricultural District. (Petition FR-22-21)
