If you are trying to buy a home and using a home inspector.BRAVO!!! I always tell my buyers to use someone that a friend ( or my self ) recommends.
However, nothing is 100% fool proof as evidenced by
a recent inspection performed on a listing. The buyer was told the home had old wiring ( knob & tube) without checking to see if the wiring was actually active. In this case, it wasn't and scared away a potential buyer. Granted the old wiring should have been removed and was just cut in places to save $ by the prior owner. The current owner was unaware of this potential hazard and was willing to fix the situation. Despite the listing agents request to have a qualified electrician verify this, the buyers were scared off. As it turns out the old wiring was inactive as verified by an electrician the very next day.
If you run into a similar situation in the future, please give the owner ample time to prove the old wiring wasnt active at all. Update on the house? It was under contract the very next day!
