City of Sycamore Planning & Zoning Commission met Sept. 9.

Here is the agenda provided by the commission:

1. CALL TO ORDER

3. CONSENT AGENDA

A. Approval of the Minutes for the Regular Meeting of August 12, 2024.

4. AUDIENCE TO VISITORS

In accordance with previously adopted Rules, Public Comments shall be limited to a maximum of thirty minutes per meeting and the public may participate only during the “Public Comment” portion of the meeting. Comments shall not exceed three minutes per speaker unless limited to a shorter duration if numerous people wish to speak. All participants will be required to provide their name and address for the record. No speaker may speak more than once during any meeting unless specifically permitted to do so by the presiding officer. The City encourages that a spokesperson be chosen for individuals wishing to speak about the same subject matter to avoid repetitive presentations. All remarks should be addressed to the Planning and Zoning Commission as a whole and not to any individual member or employee. In the event speakers pose questions to the Commission or City staff, they should be aware that those individuals may decline to answer. Each speaker shall maintain civility and decorum. The Presiding Officer retains the right to stop or remove any speaker who becomes disruptive to the meeting.

5. ACTION ITEMS

A. Consideration of a Request by Bruce Cain and Bonnie Cain, Trustees of the Yvonne Wolfenberger Trust No. 102, for a Resubdivision of Six Properties Located at or Near 550 and 556 West State Street (PIN’s 06-32-181-048, 06-32-181-047, 06-32-181-003, 06-32-181-004, 06-32-181-041, 06-32-181-042).

B. Consideration of a Request by Bruce Cain and Bonnie Cain, Trustees of the Yvonne Wolfenberger Trust No. 102, for a Zoning Map Amendment for the Properties Consisting of PIN Numbers 06-32-181-004, 06-32-181-041, and 06-32-181-042 from the Current Zoning of R-3, Multi-Family Residence to C-2, Central Business District.

C. Consideration of a Resubdivision of Lots 190, 191, and 192 of Krpan’s Parkside Estates, Unit Four (PIN’s 09-04-154-005, 09-04-154-004, 09-04-154-003).

D. Consideration of a Request by National Energy Contractors, Inc. on Behalf of Lowell and Melanie Chavin for a Variation from Article 6.5.2.3.A, R-1, One Family Residence, of the Sycamore Unified Development Ordinance Permitting a Setback Encroachment to Allow Construction of an Attached Three-Season Room Located 13.13’ from the Rear Property Line at 909 Nottingham Road (PIN 09-05-229-008).

6. WORKSHOPS

A. Consideration of a Multi-Family Concept Plan by Randy Yoch at 1235 Hathaway Drive (PIN 09- 06-201-009).
