6. ORDINANCES
a. Ordinances O2025-22 —Ordinance Approving an Amendment to a Special Use Permit to expand and continue operating an auction business at 16746 Chicago Road, in Sandwich Township. The property is zoned A-1, Agricultural District.
Gavin Specialties Inc. is seeking to expand their auction business operating at the above referenced property, with the addition of three new storage buildings and the acquisition of 7.595- acres from the neighboring farm that the business is currently leasing. Ordinance 2005-14 granted approval of a Special Use Permit for the establishment and operation of the business. As this use is only allowed as a Special Use in the Agricultural District, they are requesting approval of an amendment to their Special Use Permit for the proposed expansion. The required public hearing for the Special Use Permit was conducted by Hearing Officer Dale Clark on January 16, 2025. Mr. Clark has made his findings of fact and recommended that the Special Use Permits be granted with conditions. (Petition SA-25-01)

8. CONSIDERATIONS
a. Recommendation to allow for the proposed two-lot subdivision located at 15021 North St, Maple Park Illinois by dividing the exisiting duplex into two separate lots under the subdivision regulations. The ask, which is allowed by DeKalb County code is to treat this development as a minor subdivision versus the existing major subdivision regulations. The Committee may approve a waiver of the major regulations after the Director of Community Development supports the same.
